How It Works

Five steps. Zero confusion.

Hiring a property services company should not require a project management degree. This is exactly what hiring Keystone Premier looks like — from your first call to our final handshake.

Our 5-step process

  1. 1
    Step 1 — The Call

    You reach out. We listen.

Everything starts with a conversation. Tell us what you are dealing with — whether it is a roof that survived last week's hailstorm, a landscape that needs a complete redesign, or a kitchen renovation you have been putting off for two years. We ask questions to understand your goals, your timeline, and your budget range. No sales pitch. No pressure.

Most initial calls take 15–20 minutes. If your project is straightforward, we may be able to give you a rough range on that first call. If it is more complex, we schedule an on-site visit.

  2. 2
    Step 2 — On-Site Assessment

We come to you. We take notes. We ask the right questions.

We visit your property to walk the scope in person. Our founder performs assessments personally — not a sales rep, not a junior estimator. We measure, photograph, and document everything relevant to an accurate proposal. We flag issues you may not have considered. We tell you what we see.

On-site assessments are free of charge and carry no obligation. We will never pressure you to decide on the spot.

  3. 3
    Step 3 — Written Proposal

Clear scope. Clear price. No asterisks.

You receive a written proposal that specifies the exact scope of work, materials, timeline, and total cost. How long that takes depends on the job — a straightforward repair turns around quickly, while a multi-trade renovation or a scope that needs vendor pricing and engineering input takes longer. We tell you which one yours is at the assessment, and we hold to that date. Change-order terms are spelled out in advance. If something is excluded, it says so explicitly. We do not low-ball proposals and make it up in change orders.

Proposals over a certain threshold include a payment schedule: deposit at contract signing, progress payments at defined milestones, and final balance on completion — never before.

  4. 4
    Step 4 — Coordinated Execution

We run the job. You live your life.

Once you sign, Keystone coordinates every trade from start to finish — scheduling subs, ordering materials, managing inspections, and performing quality checks at every stage. You receive progress updates on a cadence we agree on upfront. You do not have to call the roofer to find out why the landscaper has not shown up.

Every subcontractor on your job has been vetted for license, insurance, and quality of work. They operate under Keystone's standards — not their own defaults.

  5. 5
    Step 5 — Final Walkthrough

Your sign-off. Your satisfaction. Full stop.

We do not consider a project complete until you have walked every square foot with us and given your sign-off. If something is not right, we correct it before the final payment is released. Your final invoice is issued only after that walkthrough — not before.

We provide documentation of completed work, any applicable warranties on materials or labor, and contact information for any follow-up needs.

Common Questions

What clients typically ask

How long does the proposal take?
It depends on the scope. A single-trade repair can be turned around in a few days. A multi-trade renovation, a commercial scope, or anything requiring vendor quotes, engineering, or an insurance adjuster takes longer — sometimes considerably. Rather than quote you a number we might miss, we commit to a specific delivery date at the on-site assessment and meet it.
Do you require a deposit?
Yes. Standard deposit is 25–30% of the contract value at signing, with progress payments tied to defined milestones. We never ask for full payment upfront.
What if my project changes scope mid-job?
All scope changes require a signed change order with a cost impact and timeline impact stated in writing. We never proceed with additional work without documented authorization.
Are your subcontractors licensed and insured?
Yes. We maintain certificates of insurance for every active sub and verify license status before assigning any work. Expired credentials disqualify a sub from our job sites.
What areas do you serve?
We serve the Dallas–Fort Worth Metroplex: Highland Park, University Park, Preston Hollow, Addison, Lakewood, White Rock, Westlake, Southlake, and surrounding communities. Contact us to confirm your specific location.
Can Keystone manage a project while I am traveling?
Yes. Many clients specifically choose Keystone because they need trusted oversight while they are unavailable. We provide photo documentation and written updates throughout.
